Unlike many countries, foreigners in Russia must declare on their travel visa where they will travel in the country. If they want to add a location, they have to get a new, temporary visa for the location. Basically, it is red tape and bureaucracy out the ying yang.

While living in Siberia, I was invited to speak at a human rights conference in the town of Tinda. I wasn’t entirely sure where this was, but new I needed a temporary visa to get from my city to it. My host, Oleg Vladimirovich, told me getting one would be no problem. I should’ve known I was in trouble when our first stop was the liquor store.

Four vodka bottles in hand, we hit our first stop at the home of a retired customs official who was married to someone’s half brothers third sister and so on. We reminisced and drank shots for a half hour or so. Feeling no pain, the customs official called a friend and off we went to meet him while leaving the open vodka bottle behind.

At the new gentlemen’s home, we cracked our second bottle of vodka. Reminiscing was undertaken, which left me out of the process since I had never met the chap before. Eventually, another phone call was made and we were off to make a new friend.

As you can probably guess, this process was repeated two more times. At our final meeting, I was so “warm on the inside, cold on the outside” as Russians say when demurely sipping vodka that I was reminiscing with a man and wife who I had never met before in my life!

Eventually, we obtained the necessary visa or something that wouldn’t get me arrested. Oleg joked it was a “semi-visa”. It might work or might not. Seeing double, I headed home to pack my stuff for the train.

NFL Draft Offers Gems for Fantasy Football Players

Fantasy football players rarely pay much attention to National Football League rookies, during their fantasy football drafts. Rookies, you see, are not usually worth much to fantasy teams. It takes most rookies a year or two or in many cases even three or four to get fully acclimated to the NFL. Consequently, competitive fantasy football people usually steer clear of them.

This year may be different. More NFL rookies will likely appear on fantasy rosters than in the past decade, because this draft is rich with impact players. That’s right, rookies that can actually play this year and contribute to fantasy football rosters - some even as starters. I see at least seven players taken in the first round of the NFL’s draft that can start on fantasy teams, depending on how many teams are in your league. Obviously, smaller leagues (8 and 10 team leagues) will be too rich with veteran talent to have rookies as starters. Following is an assessment of these players and others to keep an eye on as you prepare for your fantasy draft. Notice the QBs are left out, as they won’t contribute much, even if they start.

The seven NFL first-rounders to target are: Ronnie Brown, Braylon Edwards, Cedric Benson, Carnell Williams, Troy Williamson, Mike Williams and Mark Clayton. Brown, Benson and Williams are potential starters in any fantasy league. In one of the best running back classes in recent memory, these guys will enter their rookie campaigns as feature backs for Miami, Chicago and Tampa Bay, respectively. These teams have proven that with the right guy toting the mail, they all can produce fantasy stars.

Although not the best player, Benson is probably the best pick of all the rookies, in terms of fantasy football value. He is a no-brainer in basic scoring leagues. He’ll be the starter from day one, and some experts have called him the best goal line runner ever to come out of college. If healthy, Benson could easily rush for 12 or more TDs in his inaugural NFL season.

Edwards is an immediate starter for the Browns, and this guy is a true stud. Although he can start in some fantasy football leagues, you’ll want to get him later, as Cleveland is a team that hasn’t shown much in recent years. Edwards is a steal, if you can get him in later rounds. Then, let him sit for a few weeks, and watch his production. The same goes for Williams, taken by Detroit, and Clayton, selected by Baltimore. Both of these receivers will likely start for their new teams, but a wait-and-see attitude is indicated, as both teams are in weak passing offenses, although the sky is the limit for the Lions who have selected a wideout with their first pick in each of the last three seasons.

Aside from these seven, there are several players taken after the first round of the NFL draft that are worth drafting on fantasy football teams. Most notably is J.J. Arrington, taken at number 12 in round two by Arizona. Dennis Green loves this guy and hinted on draft day that Arrington will be his feature back. This guy is a compact runner and has a nose for the end zone. A feature back on an improving Cardinals team could be a big scorer for fantasy teams.

The easiest steal in your fantasy football draft will be Ryan Moats, taken in the third round by Philadelphia. Moats, a smallish tailback from Louisiana Tech, could surprise for an Eagles team in need of a star at the position. Although he’ll likely be relegated to special teams and third-down use early on, watch for him to emerge, especially if someone gets hurt. He is a quick slashing runner and a real workhorse, despite his 5-8, 210-pound frame. An eye-popping senior season saw him log 288 carries for 1,774 yards and 18 touchdowns. His 1,890 all-purpose yards set a school record, as he proved he can catch the ball with nearly equal acumen. With a career average per carry of 6.4 and 28 TDs, Moats is definitely worth watching. Grab this hard worker in the late rounds of your draft, and wait for him to get his turn. If the stars align in Philadelphia, you might just get yourself the steal of your fantasy football draft.

Here are a few other notables you may want to watch for a late selection or a free-agency pickup, as the season moves ahead:

1 Heath Miller, TE taken by Pittsburgh: Would be ranked higher, because he’ll probably start, but tight ends are always a big question mark. If you are in a fantasy league that requires you to take a tight end, Miller is a good one.

2 Vernand Morency, RB selected by Houston: Watch for an injury to Domanick Davis and grab Morency the second it happens.

3 Maurice Clarett, RB taken by Denver: They love him and would like to see him prove all of the critics wrong. He’ll get a chance to play.

4 Matt Jones, WR selected by Jacksonville: Many feel the former QB is the best athlete in the NFL draft. At 6-6 with 4-5 speed and great hands, who knows?

5 Roddy White, WR taken by Atlanta in the first round. Very fast and underrated. The Falcons saw little from Michael Jenkins last season, so keep a close eye on White.

6 Chris Henry, WR taken by Cincinnati. Very big and fast. Could be a factor around the goal line in three and four receiver sets.

7 Reggie Brown, WR selected by Philadelphia. The Eagles have a few question marks at the position, not the least of which is the bizarre antics of Terrell Owens.

8 Ciatrick Fason, RB taken by Minnesota. With running back being so unsettled, Fason could emerge as the starter. Watch this one very closely.

Understanding What Motivates People to Take Action

So I wanted to buy a car. It was a tough choice but I decided that my next new car would be a Volvo. So I drove down to a local dealer and told him I wanted to take a look at a few Volvos and could he help. “Of course” he replied.

After viewing a few of the cars I decided to test drive one of them. As I drove around the salesman went on about how great this car is and how customers don’t complain about the car and how they love their Volvos. I then asked him to be more specific about what customers like about their Volvo. He seemed to hesitate. It quickly became obvious no one had ever asked him to be specific. He said, “Well you know, people like the way it drives and how it looks.” He rambled on but never got into specifics.

After a few test drives and more “oohs, ahs” about how great it would be to own a Volvo I thanked him and left without buying a car. I just wasn’t sure and wanted to think about some more.

About a week or so later I decided to go back and test-drive some Volvos again. This time I went to a different dealership hoping to get another flavor before making up my mind.

The salesman that greeted me was a polite and unassuming individual. We’ll call him Jack. Jack asked me simple questions about what I was looking for in a car. I also told him that I had test driven a few Volvos but was unsure of whether to buy or not.

Jack listened and nodded his head and said, “Alright. Let’s begin with the model you like the most.” I said, “Sure.”

We got into the car and I was ready to start the car when Jack asked me to wait a minute. Jack then went on to explain the features of the car. By the time he was done I understood what every button on the panels, dashboard and doors could do. Then Jack explained how many of these features would make my drive more comfortable. It became quickly apparent that Jack understood how to sell benefits, not features.

When we finally started driving, Jack began to go into the history of the Volvo; origin, model transitions and improvements and on and on. It was like listening to a Volvo documentary…with me in it!

When we finished driving, Jack stepped me around the car to explain some of the hidden safety features. Volvo is known for being one of the safest cars in the world. And after Jack’s mini-tour around the vehicle I understood why. Needless to say, within an hour I was sitting down in his office finalizing the paperwork to purchase my first Volvo.

I gleaned a couple lessons from this experience that I want to share with you.

First, Jack wasn’t a ’slick’ salesman. He was an average guy with a very modest demeanor. Most people have it in their heads that to be a great salesperson you have to be a fast and smooth talker. Wrong. Who would you trust more? A fast talking salesperson like the first with slick answers and no depth or someone like Jack who answers all your questions with details and facts?

Second, people don’t want to be sold, they want to be convinced. Jack understood that giving me a lot of information would go a long way in helping me decide as to whether I wanted to buy or not. Having enough information allowed me, or better yet, convinced me to make a decision.

I didn’t buy from the first dealership because I didn’t have enough information to make an informed decision. All I had were the opinions of other people who had driven the car from a salesman I didn’t personally know. Testimonials are great, but unless I know the person behind the testimonials it mean very little to me.

More often then not, people reject proposals or making a buying decision because somewhere in the sales process their concerns weren’t addressed. They still have lingering doubts about whether it is the right choice for them.

Jack’s approach reminded me of an adage I keep in mind when trying to understand the link between motivation and action:

“An uninformed mind is a confused mind. And a confused mind will NEVER make a decision.”

In a hyper-capitalist society where we are inundated and bombard with new technology and features, our minds often times can’t keep up. The job of a salesperson is to explain the new advances, but more importantly how they benefit the buyer. Whether selling or just trying to convince others, what motivates people into action is 1) knowledge and 2) that it is in their best interest.

Think about it for a second. When you know ‘how to’ do something, you rarely hesitate in getting it done. When you know that it will benefit you personally, you will act!

A final note: If you’re in management, keep this is mind when someone doesn’t buy into your approach, strategy or way of thinking. Maybe the reason they don’t has less to do with your ideas, and more to do with them not having enough information to make an informed decision OR how it will benefit them in the long run.

Tinnitus: Therapy? You are the Cure!

How much screaming will you tolerate before taking decisive action.

I have learnt to preach to the choir in my ears. I did so because there came a time a when I realized that no one and nothing was going to rid me of my tinnitus.

Just a small reminder of some of the therapies I have tried in order to find some peace and quite in my life: Acupuncture, psychotherapy, hypnotherapy, infusions, Valium, Anti-depressants, orthodontic treatment, hearing aids, masking aids, “Tinnitus Re-Training” program, etc. I was asked to wear a specially designed corset to strengthen my back. I was asked to wear a brace by an orthodontic specialist. I have been advised to take Botox® and now I am being advised to try a new “Herbal Tinnitus Formula” which may or may not help relieve Tinnitus. To add to all this, I spent at least 6 weeks in a Tinnitus clinic for rehabilitation measures. I have been off work for almost 1 year and finally lost my job due to my absence.

Written down it all looks very dramatic and all in all, a pretty long story to tell.

These are the negative aspects I had to learn to accept and forget. These elements are history and must stay that way.

The most common thing that most Tinnitus victims share is the fact we will do practically anything to get rid of the screaming in our ears. We will believe anything we are told and follow all instructions. We believe because we trust what we are hearing and we all look forward to the day when our Tinnitus is gone.

Unfortunately we are often left in despair and frustration when we realize that the above therapies don’t work and in 90 % of all cases, have to admit that our Tinnitus is going to be a part of our every day lives. This is hard to accept for anyone.

If you can established and accept this fact then you will become aware that the only way out of Tinnitus oblivion you’re your own will. The cure lies within yourself.

Without stepping on too many toes, I must admit that the medical field did absolutely nothing to ease my Tinnitus. There are of course many theories as to why we get tinnitus and how to treat it but at the end of the day there isn’t much that common medicine can do for us.

There is away out of this hell and the only person that will make it happen is you. Ask yourself what you would do to get rid of your own Tinnitus. We have already established that we would do anything to rid ourselves of this torture.

Tinnitus can be ignored. It’s a simple trick. Like most tricks it has to be learnt and practiced.

One of my biggest dreams was learning to play the Didgeridoo. I went out and brought one and tried to teach myself to play it. After much frustration and days of trying to get a sound out of it, I finally succeeded. I got a looooong good sound out of it. It sounded really good. The only problem was that the sound diminished after 10 seconds because I had to breath IN The only sound that comes from a didgeridoo is when you breath OUT. The trick is something known as “circular breathing”. In other words, breathing in and out at the same time. Believe it or not, it’s possible to breathe In and OUT at the same time and still live to tell the story. However, after weeks and weeks of practice, I learnt how to master “circular breathing”.

I hope you can see the point I am trying to make. Learning to ignore Tinnitus is like learning to play the didgeridoo. It needs practice and willpower in able to succeed.

Please let me repeat this phrase once more because it is very important you understand this.

You can learn to ignore Tinnitus if you know how. Anyone can learn to ignore Tinnitus.

Your mind has been finely tuned to ignore things its doesn’t want to accept. This capability is evident in everyone alive. Think carefully, how many things do you forget or ignore because you don’t like them.

Everyday we are confronted with elements we would rather forget.

Tinnitus is another one of them. Learn to reduce its importancy and concentrate more on enjoying quality time.

Its absolutely vital you start realizing that Tinnitus is NOT a disease. You are not sick and you are not suffering from a mental disorder! You must get your life back on track again and start enjoying your life.

Tinnitus is a power that can be manipulated. Haven’t you been manipulated enough already? Isn’t it time you got yourself back into the driving seat and stated taking control again.

You can’t let something so unimportant as Tinnitus control your life. This defies all logic!

I did the same and managed to change my lifestyle completely. I stopped smoking I lost 50 pounds in weight. I started to do work outs and go jogging I stopped worrying about Tinnitus In fact…I stopped worrying about things I couldn’t change I wrote an e book and created a website devoted to living with Tinnitus.

All these things I did myself. No help from anyone .I used Tinnitus as a base of energy and manipulated it to meet my own needs.

You know what?…I still have the choir in my ears and it is still loud at time, but here again so is life. The only difference now is that I am the preacher and I am in control.

While most multi family properties are designed to allow the peaceful coexistence of many families within their separate units, some apartments and houses give you the feeling that you’re actually living in one big family. Things like sharing one washer and dryer between five families means you never know whose underwear you’ll have to fish out of the washer before you start your own laundry. And a shared water heater means that now there’s an incentive to early morning classes. Catching the ‘Cosby Show’ every night at seven through your living room wall keeps you conveniently updated on the latest goings-on in the Huxtable home.

While living in multi family housing may not be an ideal situation for some tenants, it can be a way to wealth for the person collecting the rent. My own landlord, also currently a college student, manages several properties for his wealthy, out-of-state family, collecting a handsome property manager’s fee in the process. Sure he had to evict the people upstairs, replace the roof, renovate the unit next door, and perform other sundry tasks, but at the end of the month, he’s got another $2500 in the bank.

One time while he was fixing a clogged drain at our place I asked him how his family got to be so successful in the multi family investment property business. He told me that his family hadn’t always been the housing barons they are today; after scraping together everything they had, even borrowing from extended family, they still had to take out a substantial loan from a local bank. With this they bought their first multi family property-an old duplex three blocks from the university. Although the location was great, being as close to campus as it was, the purchase had depleted the family’s financial resources to the point were they had to move into the property while renting out the other half. From this experience, my landlord’s family gained some useful insight into multi family apartment financing.

Several weeks later I had the opportunity to speak with my landlord’s father, the owner of the property my wife and I were currently living in. While enquiring about his investment property business I learned a little about multi family investment property financing. According to him, most lenders will only provide financing for multi family dwellings of five units or more, with a minimum loan amount of $500,000. Apparently it isn’t worth a lender’s time to finance smaller investments.

Most multi family or apartment loans have a thirty-year term with interest rates ranging from 4.7% to 6.625% for loans up to $3 million. I learned that most of the time these “smaller loans” carry a little higher interest than loans exceeding $3 million and are termed as ‘recourse’ loans; in other words, if you default on the loan the lender may take ‘recourse’ by seizing your private assets. Loans in excess of $3 million are termed as ‘non-recourse’, meaning private assets are protected in the event of a borrower default. In addition, most lenders offer basic options like fixed and adjustable rate loans.

In the final analysis, the key to the success of this family in the multi family investment property market wasn’t the way they quickly handled tenant complaints or provided decent amenities; these things merely kept them in business. The reason for their success was a thorough understanding of investment property financing gained from years of research, experience, and trial and error.
